Overview
The right glass depends on which way the window faces.
Single-pane aluminium windows are still in a remarkable number of California homes, and they are the weakest point in almost every one of them. They conduct heat straight through the frame, leak air around a failed seal, and let in solar gain the house then has to pay to remove.
We replace them with dual-pane, low-E units — but we do not put the same unit on every wall. West and south elevations get low solar heat gain coatings to block afternoon sun. North elevations can take higher visible transmittance for daylight without the heat penalty. Getting that mix right is most of the benefit.

Full-frame replacement
Old frame removed to the rough opening, new flashing, proper sill pan, then the new window. The right answer when the existing frames are shot.
Retrofit and insert installation
Faster and less invasive where existing frames are sound, with the trim detail finished so it does not read as a retrofit.
Patio and sliding doors
Multi-slide, French and standard sliders with dual-pane low-E glass and hardware that still rolls smoothly in year ten.
Entry doors
Insulated fibreglass and steel entry systems with proper weatherstripping and a threshold that actually seals.
Egress and structural openings
New or enlarged openings with the header work and permits required — including bedroom egress compliance.
Flashing and waterproofing
Sill pans, self-adhered flashing and correct lapping. The part nobody sees and the reason windows leak.

In detail
Where window projects usually go wrong
Two ways: the wrong glass package, and bad flashing. The first costs you money quietly for twenty years. The second shows up as stucco damage and rotted framing about four winters in.
We specify per-elevation U-factor and SHGC values, document them for your Title 24 paperwork, and install with a sill pan and self-adhered flashing lapped in the correct order with the existing weather-resistive barrier.
We also handle the finish work — interior casing, exterior stucco or siding patching, and paint — so the job is genuinely done when we leave.
