Flooring
Wood, LVP, tile and thermal-mass flooring — specified for the room, the subfloor and the way the house handles heat.
Overview
The floor is where a remodel is judged.
It is the largest continuous surface in the house and the one people touch every day. It is also the element most often ruined by rushing — a beautiful plank laid over an unlevel slab will telegraph every dip and gap within a year.
We spend the time on what goes under the finish: moisture testing on slabs, levelling compound where needed, correct underlayment, and proper expansion gaps. Then we install a floor specified for the room it is actually in — which is not always the one in the showroom photo.
What we include
Flooring services we provide
Engineered hardwood
Real wood veneer over a dimensionally stable core, which handles California slab construction and humidity swings better than solid plank.
Luxury vinyl plank
Fully waterproof, hard-wearing and quiet underfoot. The practical answer for kitchens, baths, laundries and homes with pets.
Porcelain and natural stone tile
Large-format porcelain, stone and mosaic work with correct movement joints and a level substrate.
Subfloor preparation
Moisture testing, grinding, patching and self-levelling. The step that decides whether the floor still looks right in year five.
Thermal mass and radiant-ready floors
Tile and stone over slab hold overnight coolness through the morning, which reduces early cooling demand.
Transitions, trim and stairs
Thresholds, baseboards, stair treads and nosings finished so the details do not undercut the work.

In detail
Choosing the right floor for the room
Bathrooms and laundries want something genuinely waterproof — porcelain or LVP, not engineered wood, whatever the brochure claims. Kitchens want something that survives a dropped pan and a spilled pot.
Living areas can take engineered wood, and on a ground-floor slab in this climate that is usually the better choice over solid hardwood. Bedrooms are where you can prioritize warmth and quiet.
We will walk the house with you, look at the subfloor conditions room by room, and give you a floor plan that is consistent visually without pretending every room has the same job.
